Neighborhood

Located in between Hyde Park and Downtown San Jose, Japantown is a small historic neighborhood with a bold culture. Japantown, San Jose is one of the last three Japantowns in the United States and residents here are proud of their rich heritage. Locals celebrate their vibrant roots through hosting cultural events throughout the year. Some of these events are held at the Japanese American Museum of San Jose, which features permanent and rotating exhibits, chronicling over a hundred years of history.

Japantown is known for its authentic dining scene serving Japanese, Japanese-American, Indian, and Hawaiian fare. Along with delicious eateries, the neighborhood has tons of eclectic clothing stores, hip galleries, and vibrant karaoke bars. This neighborhood is home to the only year-round farmers market in the valley. There are three shopping centers within 1.5 miles of the property.

For a breath of fresh air, residents can walk or take a short drive to one of the several parks in or near the neighborhood (within 2.3 miles). They include Japanese Friendship Garden Regional Park, The Tech Museum of Innovation, and McEnery Park.

Occupancy standards are based on local housing ordinances. Under/over utilization is not permitted and the following occupancy ratio standards will apply:

  • Studios: 1-2 persons
  • Junior one bedroom units: 1-2 persons
  • One bedroom units: 2 persons

Income Limits

Fuji Towers is open to applicants whose household income doesn’t exceed 80% AMI. Refer to the table below to see if you qualify based on your household size.

Total annual income is calculated on the basis of total gross income of the entire household, including income derived from employment, business, social security, pension, public assistance, interests and dividends from assets, family contribution and any other sources.

To be eligible for residency at Fuji Towers, the total household gross income must be within the current income guidelines. Furthermore, in compliance with HUD regulations, Fuji Towers must conduct annual income recertification on any resident who is paying less than the Section 236 Market Rent.

Eligibility

Eligible familial households must have at least one qualified permanent resident who is at least 62 years old. This person will be considered as Head of Household under the rental agreement. (This includes seniors with co-households under 62 years of age and/or minor children.)

Evidence of citizenship or eligible alien status required: birth certificate, green card, etc.

Identification documents required: social security card, photo I.D., and others.

Household income must be within the HUD* limits. Tenant(s) must have a source of income.

Acceptable past landlord and rental history is important.

All family members must be able to live independently with or without supportive services. Fuji Towers does not provide any medical assistance or personal care.

Tenants must not have severely unfavorable credit history (credit history check conducted).

Tenant(s) must not have criminal history involving violence, destruction of property, theft, assault, sexual assault, conviction of sex crimes, murder, or drug abuse (National and multi-state and multi-county criminal background check conducted).

Pet Policy

Pets are allowed at this property, with a $300 pet fee per pet (max of 2).

Smoking Policy

No smoking is allowed in the apartments, grounds or common areas. Smokers must exit the property to smoke.
